Prices listed below are for a typical subdivision lot and block within city limits, and could be higher based on location, size of lot or improvement(s) on lot. Properties that include more than one lot or a portion of a neighboring lot, county subdivisions, larger lots, acreages, custom homes and commercial properties will be priced higher. Typical turn-around time is 5 to 10 business days and can vary depending on current workload and weather. Jobs are prioritized based on due date and scheduled based on location and other jobs scheduled near the same area. If you have a quicker deadline, please call my office manager Narda at 970-587-8822 and we can see if we can squeeze it in to the current workload.

Please feel free to call or email for a quote prior to ordering a job. The legal description is required for quoting. If you have placed an order and need to cancel, please notify us as soon as you can. If you do not cancel by the time we do the field work, you will still be charged a minimum of a trip fee.


If there is a locked gate to the property or subdivision, please provide access information at time of order.

A rush fee may be assessed on orders with less than 3 business days notice.  An additional fee may also be charged for metes and bounds legal descriptions.

Our fees are typically paid for at closing, through your title company if information is provided. Please review your settlement statement to ensure that Landstar is included. Terms are Net 10 days after closing or termination of contract. If you are ordering an ILC for marketing purposes, pre-sale, terms are Net 10 days from completion.

If you are a real estate agent wanting an ILC for marketing purposes, payment terms are Net 10 days from completion of ILC.

Recorded Exemption pricing ranges from $255 to $1,000.
